The spot’s right next to Hobbiton and the river views are gorgeous; the room was fully stocked, even with paracetamol, and everything else I could need.

The location is close to Hobbiton and the farm scenery is lovely; my kids adored the toy kitchen, books, and DVDs, making it a solid family choice. They were disappointed we didn’t stay longer after Hobbiton, so extending the trip to enjoy the countryside was definitely worth it.

Everything about the place hits the mark—family‑friendly, super comfy, and the hosts are fantastic. My son had a blast playing outside and gave the spot a perfect 10/10; I can’t wait to return.

The host is genuinely nice, communication smooth, and we were greeted warmly. There’s plenty of space, games, movies, and activities to keep us busy, plus good tea and coffee. I would have liked a more varied breakfast—cereal, yoghurt, toast with butter, jam, and peanut butter isn’t what I usually eat, and everything else was sweet, but it was nice to have something different.
