The hotel is very centrally located, but the toilet and bed were broken when we arrived. The pictures on the listing don’t match the room at all – it’s worn, dirty, the coffee machine tasted awful and was full of limescale. We struggled to reach staff at both check‑in and check‑out. Breakfast was a letdown. The ad claimed free parking nearby, but we couldn’t find it and had to pay for parking the whole stay.

The only thing that hit the mark was the spot—just a few steps from Modena’s main sights and a 15‑20 minute walk to the Enzo Ferrari Museum. Everything else was just okay, not great. A restaurant sits right below the apartment and it was insanely loud, so much that the room shook until midnight; if you’re traveling with little ones, think twice. The owner told us we’d have to wait for the Wi‑Fi to be reset, but we never had internet the whole time. At check‑in he said breakfast would be delivered to our room and even asked what time worked for us, yet the next morning there was no breakfast at all—even after waiting an extra hour past the scheduled time. We ended up checking out on our own.

The room was colorful and set up in a truly beautiful, creative, original way, with a vintage vibe that also feels contemporary. Breakfast in the room is fine, but it helps to request an earlier slot if you’re tight on time in the morning. The place below was noisy—music at full volume, karaoke, and club‑style sounds. I stayed there Saturday night, right in the historic center, so that’s something to keep in mind if you need to wake up early the next day; earplugs help. The suite’s décor is special and well‑crafted, but the toilet assembly could use a replacement because part of it is broken.

The location is perfect in the heart of Modena, and you can park on “blue” spots just a few minutes away. The manager is really friendly and the B&B has a lot of charm. Unfortunately the antique furniture is worn out; the bed frames barely hold together, the view looks out onto the neighbor’s trash bins, and the shower leaks. Still, we enjoyed our single night and helped keep a place with soul alive, which isn’t common; overall it’s fairly positive, though maintaining such a spot is clearly tough.
