The place was nicely presented, and everything we needed was there, plus thoughtful extras like washing up liquid, dishwasher tablets, tea and coffee, and a lovely welcome hamper. The only hiccup was the slightly damaged and wobbly steps at the main door of the caravan.

The accommodation required a lot of attention: blinds in the bathroom window were broken, the two bedroom windows wouldn’t open, and I had to clean the cooker before using it. The stairs rail at the property entrance was wobbly, and there were many other issues.

The bed was comfortable, but the caravan was dirty, disappointing, and rundown. We booked it for a special family holiday and birthday treat in August, so the experience was incredibly disappointing and upsetting, and we left two nights early. Maintenance problems included wobbly and unstable steps at both entrances, a hole in the decking, broken decking edging with sharp corners, weeds growing through the patio, loose patio slabs, a loose chair pad on a dining chair, and general signs of poor upkeep outside. Cleanliness issues were severe: a dirty shower, dusty blinds, a smell in bedroom 1, a dirty and wrapped kitchen floor fan cover, a blocked fridge ventilation area with dust and hair, and sticky, marked cupboard doors. The property was not as described; it was not enclosed or private, and there was no Xbox, despite it being advertised. The hot tub was heavily over‑chlorinated and caused coughing, which was a major disappointment since it was something we were looking forward to. The biggest problem was finding a bin bay near the car parking area crawling with rats and overflowing bins. We were told to contact the owners during our stay so they could have fixed the issues, but we felt they should have been checked before our arrival and were not helpful.

The location is brilliant, the hot tub was nice, and the property was clean. However, the caravan itself feels very dated, the outside needs maintenance with weeds and loose frame bits around the patio doors, and the stairs felt wobbly and unsafe. The kitchen vinyl floor is warped, the beds were uncomfortable, and despite the cleanliness, a foisty smell lingered even after opening the doors and windows.
