“Good, not great”
The staff were very nice and the location is fantastic. The room was dated and grotty, the radiator cover was bent and pulling away from the radiator, the taps in the sink were missing their "caps" and got/cold markings. The bath looked like it hadn't been cleaned. There's absolutely no sound proofing, either in the windows from the machinery constantly running outside, or internally from other guests doors banging down the hall or even from every single noise of the bathroom and guests in the next room
