“Minimal”

The environment was clean and the bed was large and comfortable. However, the staff were temporarily absent during check‑in, so after calling I had to wait 15–20 minutes. The property is next to Roma Tiburtina, but due to the layout it takes about 20 minutes on foot (with uphill streets). Breakfast was sparse—just one snack per person with long‑shelf‑life milk or a pod coffee.

“Sono soddisfatta del mio soggiorno!”

We were honestly very happy here, except for a couple of issues. We stayed in room 9, where unfortunately the Wi‑Fi didn’t work, which was disappointing. The shower water didn’t flow properly in the shower stall. Aside from that, everything else was great!

“Meglio di no”

Only the lady at reception was very kind and caring. The room and bathroom had a broken sink that was patched in a shabby way, the shower water was barely warm, and the toilet constantly leaked. I won’t be returning.

The website says check‑in starts at 10 am. After a 12‑hour train ride, we checked in without problems, but the room was still being cleaned. They told us the cleaning lady would arrive between 10:30–12. We waited until 12, but no one came. When we asked again, they said someone would only arrive after 12:30. Eventually the lady came at 13 h, and we had to stay in a room still occupied by previous guests. The reception staff were not friendly, not helpful, and somewhat hostile. The cleaning lady was fine, hardworking, and very friendly.

“Terrible!”

We were left thoroughly disappointed by this place. The room was filthy, with a lot of other people’s hair on the pillows and bed, giving the impression that the linens hadn’t been changed and the bed had just been made again. Ants swarmed around the room, making the situation even worse. Finding so many insects where you’re supposed to sleep was extremely unpleasant and raised serious concerns about the overall cleanliness and hygiene of the property. The hot water was another major issue: we only had hot water for about two minutes before it turned ice cold. We reported these problems to the manager, who was polite and helpful at first and offered to move us to another room. We appreciated his willingness to help. The new room was cleaner, but the cold water problem persisted, and the rubbish left by previous guests had not been removed, again raising concerns about cleanliness. We travel frequently, including throughout Italy, and were genuinely surprised by the low level of accommodation and service for the price. We paid approximately €92.50 per night, including fees, and for that amount—or with a small additional cost—you can find much better accommodation in Rome. We had planned to stay longer, but after just one night we decided to leave the next day because the conditions were simply unacceptable. In our opinion, the quality of the rooms and basic amenities need significant improvement to justify this price. There was also confusion over payment: upon arrival we were initially told we had to pay directly at the property, although we explained that there was an option to pay by card, which created unnecessary hassle.
