The property is conveniently located between the station and the center of Spoleto, and the area is quiet and residential. The room is very small and gets hot, with only a small fan. There were only two towels and no shower mat.

The location is outside the center but close to strategic stops, and you can walk to anywhere in Spoleto in a short time. The room was tidy and clean, with a bathroom and a small balcony. The owner stuck instruction sheets in strategic places. There was a washing machine and dryer available. In the hallway there was a kettle and coffee, tea, and cookies for guests. In the kitchen you could use a microwave, sink, and kitchenware. The shower water leaked out and flooded the bathroom until we removed the drain plug. There is no large table for two people to sit and eat. The balcony table barely fits two small plates, the rest have to stand on the floor.

The property is modern and well organized. Breakfast is almost nonexistent, but that's not a problem. The third bed in the room was extremely uncomfortable. The single bed was a mattress topper that was barely a topper and very uncomfortable. It's perfect for two people, but for three I wouldn't recommend it because one person would have to spend a sleepless night with neck and back pain the next day.
