We liked the location very much and the great hospitality by Franco the owner!. Some furniture could be new but this does not affect the total experience, the room was clean spacious, included everything

I was genuinely disappointed by how our reservation was handled. Before the stay we were waiting for a call from Franco to let us know if we could change the room type. We were even willing to pay the difference for a different accommodation. The problem was that Franco’s call only came late in the afternoon on the day we were supposed to be at the property. Considering he had called us about twenty times during a previous stay, it was astonishing that this time there was no similar attention and such an important communication arrived so late. At that point, any possibility of arranging or changing a solution was practically useless. What was most disappointing was the communication management and the lack of customer care. I can’t really understand how a platform like Booking can collaborate with a property managed in this way. I expected much more seriousness, clarity and especially attention to those who book and plan their stay. A big let‑down, especially given the expectations set by the previous experience.

The experience was disappointing, to say the least. Owner Franco, very shrewd, offered us a different room but asked for an extra fee. Given the circumstances, we expected a proper solution without additional cost. Even before arrival we received many calls asking for our arrival time and directions. We were also asked again for documents we’d already sent to his daughter. At 17:00, just when we thought we could finally let the child play in the green area shown in the photos, the sprinklers started. The place where we were? Ground. Evidently the green in the pictures also needed watering at that exact moment 😅 And to top it off, the breakfast the next morning had pastries that seemed stale/poor, far from what one would expect from a place advertising a “King Deluxe” room. The name “King Deluxe” is the most surprising thing about the whole stay. If we were honest with guests, it might be better called “Pollaio Deluxe.” At least nobody would arrive with wrong expectations. 🐔 One night we just tried to get through it. We arrived after 15:00 with a child and after a long journey. We were tired and had no real chance to look for another place right away. So we decided, despite everything, to stay there for that one night. The room advertised as “King Deluxe” was far from what we expected: old furniture, dirty windows and more than 30 flies on the windows. It was practically impossible to open them. The smell inside was strong and unpleasant. The outside situation was no better: during the night we heard and saw animals moving on the roof, which, together with the condition of the place, made us feel anything but calm, especially with a child in tow.
