The view is surrounded by greenery, the pool is great, breakfast is very good and the staff—especially the lady at breakfast—are very friendly and helpful. It isn’t right next to the highway, but it’s still easy to get to.

The team is very friendly, not intrusive but very accommodating. The breakfast buffet is fantastic, better than in Central Europe, and I rarely eat so well in Italy!

The outdoor area and common spaces, including the pool, are well kept and pretty. Breakfast is adequate, with the option to have the savory portion prepared on the spot. The room is very old and the bathroom is outdated. There isn’t a proper shower enclosure—just a floor‑mounted partition. The room is noisy, so I struggled to sleep all night due to constant noise, and there’s no soundproofing even with neighboring rooms. At check‑in we waited 10–15 minutes to be received, walking up and down without seeing anyone. At breakfast I expected more homemade items instead of packaged crackers and industrial juices. The price is higher than the average for three‑star hotels in upper Lazio or lower Umbria. The pillows are poor. There are no blackout curtains; only a partially covering curtain blocks some light.

The property is tidy, welcoming and comfortable. The staff are professional and very courteous. The kids’ room lacked blackout curtains, and at 6 am it was bright as day.

The property is stunning, very panoramic with a welcoming pool, all set in green surroundings. Dinner was outdoors in the garden, with dishes full of delicacies, tasty and top quality, and a wine list of impressive depth and importance. Everything is really beautiful and carefully maintained. I liked everything!
