Perched on a Tuscan hilltop, Lupaia is a restored stone farmhouse near Montepulciano offering twelve uniquely decorated rooms with hand‑painted walls, original beams, antique furnishings and private terraces or gardens. Guests enjoy panoramic views of rolling hills and medieval villages, an outdoor pool built into the slope, a restaurant serving Vino Nobile, house‑grown olive oil, and curated cooking or cheese‑tasting experiences.

Attention to detail was impressive.

The beauty and refinement of the place and its details were well thought out, the bedding was good, the bathroom and kitchen products were high quality, and the staff were attentive—truly a dream! The only issue was too much daylight in the room in the morning; a small curtain over the bathroom window in the Montepulciano suite would have sufficed, but it’s a minor detail.

The location was beautiful, the gardens and décor were lovely.

The location is stunning with a superb view of the Tuscan countryside, the estate feels like a small village, and the restaurant is excellent—these are the highlights: exceptional location, magnificent view, outstanding restaurant, village‑like charm. However, several aspects disappointed us for a hotel of this class. Even with a booking made long in advance, many activities were already full, and the Sunset Negroni had to be booked ahead, taking away spontaneity. The hotel should better ensure all guests’ comfort; the pool was often unusable because children screamed, ran, and jumped nonstop, and it was not the other guests’ responsibility to intervene or risk being blamed by parents. The establishment must enforce basic etiquette so everyone can enjoy common areas peacefully. A small issue: the minibar only offers drinks on arrival and is not restocked thereafter; it’s unfortunate that a one‑night or week‑long stay is treated the same, especially for a place that feels “cheap.” Finally, the gym is too small and, despite professional staff, felt impersonal. The negatives: activities fill up quickly even with early reservations, lack of supervision for pool calmness, tiny gym, and somewhat impersonal staff.

Everything was perfect, and there were no issues at all.
