“Good value and well located”
The hotel sits in a great spot for exploring York, and the breakfast was solid, but the duvet was too small for both of us.

Located on a quiet tree-lined cul-de-sac, B+B York is a 10-minute stroll from York city centre, offering en-suite rooms with flat-screen TVs, radios, and tea/coffee making facilities. Complimentary tea, coffee, and mineral water are available, along with daily newspapers and a selection of beers and wines. Breakfast options include full English, vegetarian, vegan, and continental.

Parking was available on site, cleanliness was acceptable, and the location made it easy to walk into town. However, we arrived around midday and the hotel and breakfast bar were deserted. We walked around the property looking for staff, but no one was around—no other guests either. After calling several times for service, we gave up after 20 minutes. I got a car park pass from reception and later a staff member appeared in the car park. The luxury room was in the York House annex and felt more like a hostel room than a hotel or B&B. For the price, it really needs to improve. The decoration was very spartan, with no photos or other touches to make it cosy. The room was large but the double bed was small. Most floor tiles in the large bathroom were cracked and moved when stepped on. It’s unclear whether this place is meant to be a hotel, a B&B, or an upmarket hostel. The on‑site bar wasn’t very welcoming; happy hour ran from 5 pm to 7 pm, but when we went for an early evening drink at 6 pm the place was still deserted. No atmosphere at all, so we decided to walk into York Centre. Breakfast was average: the scrambled eggs were well past the sell‑by date, very dry and spongy—essentially overcooked and probably made earlier. There was no fresh fruit and only a very limited selection of cereals. Very disappointing, especially given the potential for the hotel/B&B to be special.

The bed was clean and comfortable, the bathroom spotless, and the location was just 1 km from York Minister. Breakfast was very good and included at a very reasonable price. We stayed for 2 nights and found it definitely good value. The only downside was the £15 per night parking fee, which should be free.
