The welcome was friendly, the rooms were clean and the beds comfy, and breakfast was fine; nothing to complain about.

The breakfast was good, the waitress was nice, and the building was new; the only issue was the noise from cars passing on the nearby street with a rough road surface.

The location was strategic—though only useful if you have your own car—to reach Arona and the Abbey of Santo Spirito. Parking for a car was fine. The room lacked shelves and a small table for personal items, and the TV had no public channels (Rai, Mediaset, etc.). We didn’t meet the owners, only a very polite Ukrainian lady who unfortunately didn’t understand or speak Italian. Breakfast was average, with stale bread (frozen sandwiches, white bread that was not well baked).

Everything was simple, but 100% in order and hygienic. There was little to no downside.
