The owner was warm and the courtyard environment was nice, with a large room and fewer city noises. It’s a quiet retreat not far from the city; a taxi to Chiang Mai Zoo is about 10 km, and the university is nearby, so you can take a walk there. The only downside is that there aren’t many nearby dining options.

Free breakfast was good and the owner was super kind and quick to respond. I did get an ant bite.
