The place is close to Brands Hatch and the bed was comfy. We had plenty of hot water, soap, shampoo, and a usable kitchen with fridge and freezer. A warm bottle of water and a few sweets were provided—thanks. However, parking was an issue; we had to drive around the estate to find visitor parking, which ended up a fair distance from the accommodation. Noise carried through the rooms; other guests were late to bed and early to rise.

I couldn't fault this place! The instructions were clear and the self‑check‑in was idiot‑proof. The location is great – buses right outside the door and the train a few minutes to Dartford. Communication was excellent; I didn't need public transport because I drove, but the parking instructions were clear and I parked safely in the recommended spots. Thanks to the host! Inside, there were instructions and reminders on how not to inconvenience other guests, which I liked. My room had a fan stand by it, a bonus for the hot Saturday 4th July summer blaze. The linen was clean, straight out of the washing machine though not ironed – that's if you want to be picky! I usually bring my own, but I used one because it looked strikingly clean. The digital coded key box outside for self‑check‑in would be great, but the analog combination lock was a bit of a hassle – it’s positioned where it is and there's no light, so it was time‑wasting, especially at night. It seemed loose on the wall, not secure. The oven and microwave needed attention, though that could be due to careless guests. The kitchen was large enough and clean.

The cozy little room was nice and warm, with a clean bedroom, shower, toilet, a bit of a kitchen with a kettle and microwave. I can't say anything bad about the room!
