“Five days of tranquility and exclusivity just an hour from hot, steaming Rome.”

Massimo was awesome—there was nothing he wouldn’t do if asked. The beds and rooms were very spacious and comfortable, just a 30‑second walk from the stunning pool and private sunbeds. With only one other family staying at this small B&B, it felt like an exclusive boutique hotel, a very relaxed spot to unwind after nine hectic days of sightseeing in Venice, Florence, and Rome. The honesty bar was appreciated and very reasonably priced. The only drawback was that, while we had a kettle in the room, it would have been nice to have mugs and coffee to make tea or coffee.

The host is welcoming and eager to help, and the pool is very pretty. The location is awful: in the middle of empty fields, at the end of a non‑drivable street, unreachable by public transport or even by bike. A car is absolutely necessary. No shops are easily reachable. The washing machine costs money. The room feels so secure you almost feel locked in. It’s clean but not bright. The view is of the parking lot. The garden equipment is old and damaged.
