The building is in bad shape. The room was small, poorly maintained, and the mattress was dated.

The owners and staff are very friendly, the location is perfect in the heart of town, and the food is excellent. Nothing at all; everything aligns with a two‑star standard.

The staff were courteous, the cleanliness was excellent, the kitchen was good. The location is great for visiting Assisi and there’s paid parking not too far away. I would improve the rooms.
