The location was perfect—just a stone's throw from Termini—cleanliness was excellent and the manager was very friendly. I wish they served breakfast; a cappuccino or the pastries from yourght would have been worth the extra cost.

We were warmly welcomed at the Residenza Praetoria and felt comfortable from the start. Our dog was also warmly received, which was especially nice for us. The owner is very friendly and attentive. Our room was beautiful, very clean and cozy. The fridge and the ability to make coffee and tea were especially handy. The location is also ideal: the accommodation is quiet yet close to the station. From there you can reach the city center and the Trevi Fountain in about 30 minutes. We can recommend the Residenza Praetoria without reservation and would return anytime. Thank you for a lovely stay!

I often stay here because of its proximity to Termini, which makes public transport and city sights easy to reach. The owner greeted us on arrival, was friendly, and offered us to store our luggage on the last day before our late departure to the airport. We were booked from Monday to Friday and received a triple room. The double bed was smaller and each side had a different height mattress, so we slept separately. The owner mentioned some water pressure issues upon arrival, but we didn’t realize that sometimes water barely flowed at all. On Wednesday, Thursday, and Friday mornings there was barely enough water to brush our teeth. We couldn’t shower or wash our hair. In the evening it was better. The owner’s attempts to solve such a fundamental problem were zero. I would have expected a barrel of water for the toilet and a bag of drinking water and at least basic hygiene. When I expressed my strong dissatisfaction at check‑out, saying that the price of 610 Euro for four nights for two matched a five‑star hotel with room service and breakfast, and that we barely had water, he only apologized and said he would give us a discount next time…! The fact that the AC leaked on the last night and couldn’t be used was not even mentioned. The cherry on top was that from Wednesday evening the elevator stopped working… The accommodation is on the third floor! We were very disappointed.

The place sits in a gorgeous building and the location is brilliant. However, there was no water at all! The owner said he couldn’t do anything, and from 4 pm onward we only got a trickle in the shower. The taps and toilet never worked, so how did they clean? It was 30 °C… you really expect a shower…
