Great location, comfortable bed and quiet room. The facilities are oldish, a little dirty, too expensive for a room without a bathroom, too many people share the only bathroom in the guesthouse (1 for 3 double bedrooms). The stairway to the guesthouse is too steep (2 floors up without lift). There is no concierge service

The location is excellent, the neighborhood is quiet with a stunning view, but the bathroom is somewhat outdated.

The staircase is steep, the carpet is dirty, the curtains on the windows couldn’t be drawn, the shared bathroom is unclean and dilapidated, and there was a mosquito infestation in the room.

The staff were friendly and the spot was perfect for exploring the 2026 Venice Biennale, but we rented a two‑bedroom apartment separate from the main hotel that was shamefully neglected and not clean at all, except for the sheets and towels – a real disappointment given how little effort or investment would have turned it into something worthwhile.

The place sits right near Arsenale, shops and restaurants, and the view from my room over the city was definitely the highlight. Unfortunately the room wasn’t fully cleaned when I arrived – the toilet still had a strong sewage smell. By the next day the cleaning lady had fixed it, but it should have been ready before I got there. The shower also had a problem: after a few minutes the water turned cold, probably because several guests were using it at once. I mentioned it to the staff, who checked it quickly and claimed there was still warm water, even though the hot water ran out after a few minutes.
