There are several negatives: the highway and many dogs in the immediate neighbourhood make noise, and the old, non‑insulated windows add to the loudness, contrary to what was described. The furnishings are debatable; the house is owned by people who don’t live there, the key is handed over without a clear style, perhaps resembling a flea market, and there’s little art. There was no Wi‑Fi. I booked a double room but was moved to a quadruple room with a single bed before arrival, which is an unacceptable downgrade. The bathroom situation was unclear—whether it’s shared when multiple rooms are occupied. For 80 € without breakfast, the price/value ratio is completely off; in Foligno you can find a 4‑star hotel with breakfast or an agriturismo with dinner for that price. I would not stay there again, despite the friendly contact, because the service is not delivered.
