The spot was good, the room was charming and the bed comfortable, but the building needs some upkeep, especially the bathroom; a shower curtain would be simple to install. That isn’t a huge issue, but the host’s unfriendly, caps‑locked messages and treating guests as nuisances feel like a strange policy.

The location and bedding were fine, but there were many problems: a large dog on the upper floor made loud noises late at night, waking me up; the bathroom plumbing made a gurgling sound like a clogged sink, with the double sink and bidet seeming to talk to each other all night; the kettle was there but there were no mugs, so I had to use a Florence‑branded mug bought as a souvenir. A crucial point was reading the long WhatsApp message from the host carefully to know where to get the building key for room 1Suite and then the room key; it felt like a treasure hunt and you need to read the message five times. If you arrive at 14:59, don’t try to enter the room or the host will scold you for not following the instructions, including a 15:00 check‑in time when the water is turned on, according to the host. The bed is functional for a night if the dog sleeps early and the plumbing stops gurgling.

Getting in and checking in was extremely difficult because you have to go to a nearby hotel first so they can unlock your apartment. The shower water was lukewarm with very low pressure, and there was no mini‑fridge. We stayed two days and the room was never cleaned or fixed. On the last day the building had no water at all. The bedroom itself is decent but nothing special, and it’s fairly close to Florence’s historic center.

I would have given even fewer stars. The only good thing was the location close to the train station, and we only stayed one night. There was no running water, so we couldn’t shower, brush our teeth, or flush the toilet. The key pickup spot and reception were also oddly inconvenient, and the toilet there didn’t work either.
