Everything was great!

The location is perfect for exploring Volterra, San Giminiano, Peccioli and other nearby villages. The common areas are spacious and the pool really stands out. The owners are super friendly and helpful. The disabled bathroom, however, lacked a shower tray and had no support shelves.

The spot is beautiful and quiet, and the pool was clean and enjoyable with plenty of loungers and good umbrellas. The garden has several BBQs that guests can use. The apartment is large enough for three people, a bit old-fashioned but tidy. The host is friendly and replies immediately to messages. The apartment was very hot; thankfully there were two fans, but it was still too warm at night to sleep well. A suggestion would be to install solar panels (there’s plenty of sun) and run an AC, which would be a huge improvement. The kitchen setup was very basic; we missed some utensils like a cutting board, scissors, wine glasses, beer glasses. We didn’t cook because it would get even hotter. An oven would have been nice. The bathroom is spacious, but the shower area is cramped, causing you to hit the faucet and the temperature to fluctuate. The shower area also has no ventilation, making it hot and stuffy and raising the room temperature further. Volterra (very fun!) is about a half‑hour drive away, but other towns require a bit more travel. Pets are allowed on the property, but we had some trouble with barking dogs (not much during the day, but at night when trying to sleep). In the living area there’s one large bright lamp; softer lighting would be better.

The place is very beautiful, quiet, and has a great atmosphere; the pool is fantastic and the staff is friendly. The bed was very uncomfortable, and there was no air conditioning, so sleeping in rooms at 30‑35 °C was terrible.
