“Average”
The view over Chch was nice and the place was quiet, yet we never received towels in our room and no one was at reception to get them; plus there was a strange smell in the first‑floor common area.

The room was very beautiful and quiet, but we couldn't find the Wi‑Fi password in the room, and Netflix wouldn't work and the staff member couldn't fix it.

The old house was lovely and looked well‑dated, but the air‑con didn't work and there was only an oil heater; breakfast was off‑site and only revealed at check‑in with very few options, it started at 8 am and on the second day I arrived at 7:58 am and was turned away because they weren't open yet; there was no milk in the room for tea, the bathroom toilet roll holder was falling off, and in the shower the soap was in a pump bottle on the floor; I stayed two nights and the room was never serviced.

The views were incredible and the bed was comfortable, but the breakfast that was supposedly included was actually a café 250 m away, so it felt a bit cheeky to advertise a breakfast‑included rate when it wasn't on the property, even though the café was lovely and the owners were very accommodating.
