The location was good and the place was clean, but it was only okay overall; the bed was not very comfortable and the pillows were not great.

The bed‑and‑breakfast was in a convenient spot, just a 10‑minute Uber ride from East Midlands Airport. The building itself felt old but was tidy and snug. The staff opened the door for us without any trouble and walked us through the amenities. However, the owner’s communication was lacking; I never got a text with house or room access instructions. Fortunately, the cleaning crew arrived and let us in, otherwise we would have struggled to get inside.

There’s plenty of parking in a nice carpark. The property and room access via a pincode was brilliant. I received the access codes right after booking, which was great. The kitchen was very well equipped, clean, and tidy. The room was spacious. The Wi‑Fi was excellent, and the property was lovely and clean. Other guests were quiet and kept the communal kitchen clean and clutter‑free. The bed was super comfy. There was a game room with a pool table and tabletop football, but I didn’t get to use it because I was traveling alone. I’ve stayed in many hotels and B&Bs, and this was by far one of the best. I would give it 10/10 all day long and recommend it to anyone. The shower cubicle was small but acceptable.
