The location and the owner’s service were good, but the facilities were outdated, not up to standard, and the place needs a serious revamp.

The staff were friendly and kind, but the parking situation was bad, we had to park on many occasions, the property is actually two separate buildings which isn’t what was advertised, we were denied early check‑in, arrived at 16:00 and were told the room was still not ready, and the room was cleaned in a rush and not to standard.

This place was perfect for our family getaway. The open-plan kitchen and spacious rooms made it feel like home, and the swimming pool was a hit with the kids. The only downside was that the adjacent room was a bit too close for comfort, but considering we were in the middle of New York City, it wasn't a huge deal.

We had an amazing time at Kings Beach Guest House - the property was immaculately maintained and spotlessly clean, making it well worth the cost. The owners clearly take pride in their work, and it shows in every aspect of the guest house. We can't wait to come back and stay again.
