The room felt spotless, spacious and quite luxurious, while the well‑kept garden on the grounds offered a quiet spot for a quick break. Being only about a minute’s walk from Dal Lake was handy, and a tiny shop right in front of the hotel let you grab drinks or snacks easily. I was a bit uneasy about getting from the airport, but the owner Sajad A. Bhat (9419771316) arranged a car for me, so there were no hassles at all. No complaints whatsoever.

The hotel exceeded all expectations! The staff were welcoming, Manager Sajad Ahmad was friendly and Shahid was very cooperative. The location near the city center was ideal. The rooms were immaculate, very comfortable, and quiet at night. Each morning the breakfast was delicious with a wide variety of options.

The rooms looked outdated, the bathroom had a bad odor, and the space felt cramped. Breakfast quality was the worst; they cooked it in used oil.

The location is good. Though while booking I thought it is located on the boulevard road, but I found it in the lane opposite GHAT NO. 1. Yet, it wasn't too far away from it. The menu in the restaurant was quite limited. Also, there were very few people managing all the orders, which included serving the guests in their rooms. As a result we had to wait long for ROTI
