A very good place and location, all staff are very nice and friendly, but the room is smaller than expected and the noise is much louder than I anticipated.

The welcome was exceptional, the property sits perfectly for sightseeing, everything was very clean and comfortable and the breakfast was excellent. Nothing else to mention.

The location is outstanding – ultra‑central but without the noise and bustle from the other side of the canal. The staff were extremely friendly. It was easy to find the hotel, and the breakfast on the canal terrace is a rare and special treat. I wasn’t blown away by the breakfast, but compared to Venice where you usually only get a coffee and a croissant, it was fairly varied. My room wasn’t exactly large, probably because I stayed on the ground floor in the annex; other rooms might have a different size. Like any old building in Venice, there’s a faint, old‑air breeze at the entrance of the room, very slight, but you get used to it as soon as you step inside.

The location was great and the staff were very helpful, even making a birthday cake for me at no charge. Nothing else to add.
