Location. Just no kettle; the shower needs a clean mold around it, but otherwise very good value for money.

The location was good and the air conditioning worked, but we were unlucky to get a room right next to the mechanical room. The water supply and the equipment turn on and off day and night, which was exhausting. We pointed it out several times, and a technician once told us we couldn’t turn it off because it would shut down the entire house’s water supply. The staff had many excuses for why we couldn’t change rooms or for gaslighting us into thinking the noise came from the vending machine. They grew increasingly unfriendly and eventually stopped answering. I asked for a refund, but nothing came through. The hotel was kind and gave me a partial credit, but it was a shame because the noise made the vacation so tiring. The accommodation itself was fine, nothing special, but for the price it would have been fair if the noise disturbance hadn’t been there.

The only good thing was the cleaning staff, who were very understanding and friendly. Legal warning for future guests: the management is terrible, abusive practices, and violates current laws. As a law student, I warn that the company running this property systematically fails to comply with tourism, consumer, and linguistic rights regulations in the Balearic Islands. The apartment itself is fine, but the customer service is a total mess, completely neglected, and the lack of a physical receptionist leaves guests defenseless. First, they breached the contract by unilaterally changing the check‑in time: we had agreed to check in at 13:00 by phone, yet on arrival we were forced to wait outside the hostel until 15:00, despite our fatigue (we could only enter at 13:30 thanks to the empathy of the cleaning staff, entirely separate from the company). Second, they committed a serious negligence violation of Law 8/2012 on Tourism and the Consumer Protection Law of the Balearic Islands (Law 4/2022): the room was frozen, the “24h” service left us on hold for 4 hours at night to unacceptably say we would bring blankets “tomorrow morning,” and only reacted after an hour when I sent a formal ultimatum in writing announcing complaints to the Tourism Inspection. To top it off, they flagrantly violated Article 4 of the Statute of Autonomy and Law 3/1986 on Linguistic Normalisation: when calling to manage emergencies, they coercively refused to attend me in Catalan, demanding Spanish and ignoring my linguistic rights in Mallorca. A total disgrace, zero professionalism, and fully reportable to Consumer and Tourism authorities. Do not book.

The place is in a perfect spot and the rooms were clean when I arrived, but the beds were uncomfortable.

It’s quiet, good location, and there’s nothing else to add.
