The property looked decent, but we arrived at 1:10 AM after a long drive from Arkansas to Virginia and nobody answered the lobby after multiple calls and door‑bell rings; with three small kids exhausted, we had to drive three more hours and stop at a truck stop for rest—an unprofessional experience, especially since we booked in advance and the local time is an hour ahead of Arkansas.

Do not stay. The guy at the counter was so rude. Beyond rude. We went to our room and the ac didn't work. He didn't like that we complained about it. It was 83 degrees. Turned it on and no cold air at all just a fan running. Went to tell him bout it and he said you had to give it 5 or 10 minutes. Told my husband to shut the door to the room to help hold in the air but there was no cold air coming out of the ac unit at all. He did not offer another room. My husband said to refund us and we would go somewhere else. He told us to leave his property and not to come back. He told us not to call him. Later called me and said that I had to cancel . but he put me as a no show to . so we called booking.con and told them what happened. And they were very understanding and helpful. Budget inn guy was not very professional at all. I should have saw the other complaints on him before I booked it. Lesson learned. Hopefully he gets my refund back. He was mouthy to my husband. He seemed to have had a chip on his shoulder. Went to a new hotel in Lebanon and it was perfect. Much better experience

microwave and mini fridge. Liquid soap & shampoo dispenser in shower. next door to McDonalds & conveniently located to nearby stores & restaurants. Office was not open when I checked out but had key drop box. The tile in the shower was buckled and looked like has been repaired poorly. The towel rack bar was missing. No housekeeping bed linen changes or enough towels/wash cloths for a 4-night stay. Could've used more power outlets by the bedside. Had to throw food trash items in garbage can outside. Bed mattress too firm for me

The staff were extremely rude. The room had multiple dirty items, a sticky floor, sticky remote controls, and a noticeable odor. The AC didn’t work. I wouldn’t stay here again. The front‑desk staff member on the night of June 14 and the following morning was awful, told me to leave his office while I was trying to report the room problems, and seemed clueless about how to help.
