“All clear instructions and comfortable”
The property is very nice and well organized, offering everything needed to cook and share extra food with other guests; the common area with garden views and dining tables was our favorite spot.
The location was decent, with a bus stop right outside the front door; the house made a good impression, but some guests didn’t keep the kitchen clean; there were two shared bathrooms and a separate toilet; however, our room faced the street and traffic was very loud, and the mattresses were long past their best years.
The place is lovely and delivers on what it promises; I didn’t need to use the kitchen, so I can’t comment on that, but the bathrooms stayed clean and the room was nice. Some other guests lack proper etiquette and ignore quiet hours, blowing dryers after midnight and slamming doors, which was quite annoying; after a full day exploring the city I was tired enough to sleep, but I wish there were a way to keep people from bothering each other, especially after 10 pm, even though the thin walls let you hear movement.
Everything was very well organized, the TV in the room helped when relaxing, and a phone number was provided for problems; unfortunately, the city buses are hard to figure out—information is in the user guide but should be in the welcome letter because it’s easy to get lost, especially finding the stop next to the 24‑hr airport bus, which is a long distance down the road.

The larger room was okay, other rooms were small and compact; the location is fine depending on where you go—bus stops (The Jewel) are right outside the house and front Princess Street, 30 minutes to Edinburgh centre, also 30 minutes by bus or walk to Portobello beach and Muesselburgh (an hour walk); the big street mall (Jane Kane centre) is about 25 minutes walk, which I wish I’d known earlier; farm food is a 15‑minute walk. The kitchen facilities were well thought out, with two sections and fridges assigned to room numbers; the living room, a solarium, is bright and good for a coffee. When we checked in, the room smelled like a used toilet, awful, so we opened the windows wide, but the traffic noise was loud, it was evening and cold; shared bathrooms—two for the whole house (8 rooms?)—the floor was wet most of the time, and the kitchen was a bit sticky; the TV in the living room had no signal.
