“We only spent one night there, comfortable enough but probably wouldn’t return.”

The spot was great, and I spent a while wading in the lake—beautiful scenery, though the outdoor areas could have been a bit cleaner. We stayed in two rooms: one had a very old air conditioner and the floor was peeling at the bathroom entrance, while the other room was newer and better.

“Lovely lakefront location with clean, comfortable rooms!”

I absolutely loved staying right on Lake Champlain; the staff were friendly and helpful, and our room was spotless and very comfortable—definitely coming back. The only downside was hearing some guests arguing early in the morning.

Check‑in was easy, but the rooms were filthy, with aggressive drug addicts everywhere and open‑air drug sales and use. The AC was broken, the bed blankets smelled and had burn marks, and the bathroom was unforgivable—so bad I needed a shower to wash it off. My kids were nervous after two different drug addicts approached us aggressively, and I even saw a man doing the fentanyl fold on a bicycle outside our room. I left after two hours; this place is like hell—stay away.
