Walking distance to the train station and vaporetto stops, the place is quiet but still close to shops and restaurants. The team was excellent, the unit was comfortable and tidy, and they handed out a handy Venice map. Just be aware the rooms sit on the second floor, so you’ll climb a step and narrow stairs; there’s no lift, but the staff will help if you need it.

Nicola was attentive and kind. Breakfast on the terrace, complimentary coffee, and a fridge in the room. The bathroom had just been renovated and the cleaning was spot‑on. The floor in the room felt too old, though the rest of the furnishings looked newly updated.

The location and the spacious, quiet room were great, and Nicola took care of us wonderfully, giving us loads of must‑see tips—really worth it! The only downside is there’s no elevator, and breakfast isn’t a buffet.
