The room and bath were nicely sized and super clean, and the location was great with many affordable restaurants nearby and the new Angkor Market 3; there was even a small swimming pool. The mattress had an extra foam topper, a rare treat. The son, who normally runs the place after 2 pm, was wonderful and helped me get the government form needed to extend my visa through a special app that hotels must use for logging tourist whereabouts. Unfortunately, the morning staff spoke limited English, and the front‑desk lady was helpful only when prompted, not proactive. This family‑run guesthouse focuses on cleaning rather than guest interaction, and at times they were extremely unfriendly. The boss (mother) took my key at check‑out, refused to acknowledge me, smile, or thank me for my business, and didn’t even look up from her work. Interaction with her and the staff was often frustrating. Breakfast was embarrassing: two eggs on a plate and a roll, but we had to wait for the bread guy to arrive around 7 am to enjoy the bounty, or choose a small plate of fruit. Coffee was a Nescafé packet or hot tea. The son admitted they liked to keep it simple, a understatement. If you’re looking for a cheap clean room centrally located, this is that. If you want warm hospitality and good customer service, this is not the place. But when the son was around, you’ll get kind service from a sparkling personality who is well informed.

The owner is a very friendly man, and when we requested a change from our 3rd floor room to a ground floor room, they changed it. This place is spotlessly clean and well maintained. There are 2 very good restaurants next door, and many other eateries nearby. It was quiet and very comfortable. It does not have an elevator, so if you have mobility issues request a ground floor room when booking

The location is fine, but on arrival the reception woman didn’t even look at me and ignored me until I spoke; she spoke no English and didn’t even say hello, which was rude. She gave me a very basic room key, and there was no safe as advertised. The staff were so rude that I checked out the next day. It was the worst experience of my two‑month trip to Vietnam and Cambodia, which was otherwise fantastic. I averaged two nights per hotel over two months, and that was the worst hotel of the entire trip; there were many much nicer hotels just around the corner.

The location is very good, but it was very hot under the roof and the fan/airflow gave me headaches; the lower floors were more comfortable.
