The location is great and the reception was friendly. The room is very nice. Unfortunately the cushions on the terrace were full of animal hair, making sitting there not recommended, and the coffee machine was strange.

“Non abbiamo dormito”

The B&B sits in a central spot, convenient for staying in town with a parking area just a few hundred metres away. The property is very clean. The bed was very uncomfortable; the double consisted of two warped mattresses that made sleeping difficult. On the lane beside the B&B there is a tiny restaurant that, unexpectedly, replaced the bench shown in the photo on the street in front of the B&B and under our window, where a dozen people set up a table and celebrated until 23.30 (when I peeked out without saying anything) and made noise until midnight while clearing and moving tables and chairs. The next morning we had to get up early for a wedding. Between the noise and the mattresses we slept terribly.

The room was very nice and tastefully furnished, just a short walk from the main square and the main street. The welcome was excellent.

This is not really a hotel to rush through for one night, it is a stay and dwell gem. Situated in the old town centre of Aquasparta it is the top location. Beautiful large, well decorated room, modern en suite and a large patio with mountain view at day and gentle music from the bistro around the corner at night. (unfortunately only until 11). Landlady is super friendly and easily reachable by Whatsapp, even late at night. If you are looking for a slightly decadent Italian city stay on a shoestring budget, look no further!. Situated in the old town centre of Aquasparta it can be a bit tricky to reach by car to off load luggage if and when the traffic restrictions are in force. Check with the landlady beforehand! The room and the patio, the bed, kitchen towels etc were magnificent but I didn't give full marks for facilities. Unlike her great talent for making guest feel comfortable, technical maintenance doesn't seem the host's forte. The fridge was a bit on the warm side, despite being on the lowest setting, something else technical was wrong which I can't remember, (it couldn't have been that important) but the lowest marks are for internet / wifi. I had to cold reboot the router to get it to work at all and the signal fades just meters from the unit. I gave the host some advice how to improve the signal and hope that upon my return next year this issue will be improved for an overall 12 out of 10 rating
