The room was filthy and cramped; after checking in the owner cancelled my reservation, entered the room with my luggage, and told me I’d get a non‑AC room even though I’d paid for AC.

The rooms were stunning, staff very good, and it’s close to Baga and Calangute beach; nothing to complain about.
