Number 31 is an award‑winning guesthouse housed in a classic Georgian townhouse, just five minutes from St Stephen’s Green. It offers a sunken lounge with leather seating and an open fire, and rooms with private bathrooms, Dyson cooling fans, and VOYA Irish toiletries. Fresh breakfasts are served daily; Grafton Street and cultural sites lie within fifteen minutes.

I booked Room 20 for 19 September 2026. On arrival the carpets were stained, the window frames were damaged, the ceiling paint was damp and peeling, and the bathroom ceiling had stains. At €557.10 for one night the room was far below what we expected. We raised the problems with staff, declined the room, and left without staying overnight. The room was advertised as a “Fabulous Double,” but it had nothing fabulous about it. The management’s response was disappointing and unhelpful, and no refund was offered even though the room fell far short of the advertised standard. I would not recommend this property.

It was really quiet, no street noise even though it’s close to everything in the city; the beds were comfortable, there were many nice little touches, breakfast was delicious, and the staff were very friendly, though the room felt a bit warm.
