The Double Room sleeps two, has a private entrance and is accessed only by stairs. It includes a sofa, wardrobe or closet, clothes rack, a socket near the bed, hardwood or parquet floors, carpeted areas and a crib for one child. The private bathroom offers a bathtub or shower, free toiletries, towels and a flat‑screen TV. Entertainment and convenience features comprise a flat‑screen TV with satellite channels, a refrigerator, electric kettle/tea‑coffee maker, heating and an iron.

The Family Room sleeps five guests with three beds and an optional crib, and offers a private entrance, a sofa that converts to a sofa‑bed, and a separate seating area. The en‑suite bathroom includes a bathtub or shower, towels, a flat‑screen TV and heating. Inside the room you’ll find a flat‑screen TV with satellite channels, a tea/coffee maker, electric kettle, microwave, refrigerator, a clothes rack, socket near the bed and hardwood or parquet flooring, all heated for comfort.

“We won't stay again.”
The place still feels quirky for a single night, and the village looks beautiful while the accommodation sits just off the main street. The check‑in was terrible—there was a packed pub with only one staff member and regulars on stools at the bar, so I couldn't get close to the bar to check in. They said no parking was available, so we had to unload and park elsewhere. There was no Wi‑Fi at all, no breakfast, and when I asked about food they said there was no kitchen. Fortunately, the nearby Booths supermarket has a great hot food counter with breakfast rolls, and there are plenty of cafés if you can snag a table. We had stayed a few years ago under different owners and loved the quirky little accommodation; it’s a bit tired and needs new carpets, but I still booked again. The bathrooms haven’t been refurbished; there was no bath mat, so I had to use the towel, but the bed was fine.

The property sits in a great spot with easy access to the lovely town of Kirby Longsdale. I searched with the correct number of guests and a dog, but after booking I got an email from the Kings Arms saying we had to pay an extra £35 for our third child (to use the sofa bed) and the dog. The place clearly hadn’t been vacuum‑cleaned that day—or maybe for a few days—there’s only one tap in the upstairs bathroom, which isn’t ideal for a place that’s supposed to be “self‑catered.” Parking isn’t available during busy times, so I had to use the local pay‑and‑display system.
“At best below average, shocked at the Retention of monies incase of damage, however no control over what is already list”
The location was great, but the place was unkept, cosmetically unappealing, had minor damage in many areas, and wasn’t particularly clean or fresh.
