Great view. The room wasn’t ready when we arrived at 1700 h, and neither the room nor the surroundings were clean or maintained. There was no nearby infrastructure, and parking was very limited.

We could check in early, the pool was great, and the balcony view was nice. The walk to the cable car was short. No breakfast, but there was a kitchen available for use.

The owners seem to genuinely try to make the place feel cozy and “home‑family”‑like, which might appeal to some, but for us it was far from what we expected. The main perk of the villa is the stunning city view from the top, especially at night, and it’s worth climbing up at least once for that. However, if you value privacy, silence, and a certain level of comfort, you should be aware of this spot’s quirks. The common areas feel extremely open: other guests and staff are constantly nearby, kids, conversations and movement are audible, so we never got a sense of a secluded getaway. Moreover, the advertised services and the Deluxe category didn’t match our expectations: there was no breakfast, Wi‑Fi didn’t work, making it almost impossible to use the TV; the room had a strong cigarette smell, the Georgia‑style elastic sheet was unknown, and we woke up on a mattress with stains. Leaving the room was a separate quest because the door to the shared terrace wouldn’t close, so we just left it that way. Another drawback is the location. The villa is hard to find on a navigator; several of our taxi drivers had trouble locating it, and the road to it is winding and uphill. On a positive note, Edo was friendly, tried to help, and always had a smile and an explanation for almost any situation. 😊 Unfortunately, the hosts’ friendliness can’t replace properly working amenities and a description that matches reality. Would I return? Probably not. The beautiful view alone wasn’t enough to offset the lack of privacy and the everyday inconveniences we faced. The kettle was missing from the room; I requested one. There was a cockroach in the toilet. No internet. The TV didn’t work. Taxi drivers can’t pinpoint the address; they get lost and arrive late. Early in the morning I went out onto the terrace for coffee, only to find the host smoking and watching, which made me uncomfortable. His main motto seemed to be “you’re on vacation, look at the nature around you.”

The panoramic view is fantastic, and the place is quiet. However, the booking listed that breakfast could be provided on request, but we were denied, citing that there was no request from guests.

Great view on whole Batumi and the Black Sea. Very comfy bed. Extremely friendly staff. Quite place. It's a bit sad, that there were no options for breakfast (we used delivery and went out to town) There is construction sites nearby (we were lucky to visit Inn on weekends when there was no work on them)
