There was plenty of space, the breakfast was well presented and the staff were very responsive, and the owner checked in advance; however, guests were greeted with a cup of tea, and here the check‑in was more “passport and cash.” The reception lacked soul, there was no information about breakfast organization and it was somewhat light, the room wasn’t cleaned after the first night, the Wi‑Fi was unreliable even after the owner’s quick intervention, and low‑level background noise repeated itself, making sleep difficult.

“Beautiful family home with a secret garden.”

BoyJon Ôta is a unique family‑run place, and its location inside the city walls is the most impressive feature, plus the enchanting garden where you can sit or recline is a rare find in Khiva. Breakfast was delicious and plentiful, and even though we arrived in the afternoon, our host arranged a trip to the desert fortresses for the next day.

“Correct”

The location was ideal for walking to everything and the breakfast was very good, but the room was only average and not all items were clean, such as the covers; the bathroom had a strong sewage smell and everything was rusty or corroded by limescale, construction was ongoing nearby making the room very noisy, and the quiet depended on the neighbors; we encountered three cockroaches on the last day, which was unacceptable.

A lovely spot right in the heart of the old town. The owners were friendly and very helpful. The breakfasts were large and delicious. I recommend it!
