“Very disappointed”
The bed was comfortable and the location is good, but the place feels very run down, the bathroom is unclean, and there were cockroaches—would not recommend.
It was an amazing experience: spotless rooms, very comfortable stay, extremely polite staff, delicious food, and a calm, beautiful setting. Everything was perfect, so I highly recommend it and would love to return.

Absolutely nothing is good about this place. It’s a scam. The property is in dilapidated condition and with zero maintenance. Property owner will talk politely but will not be available in person. The caretaker/manager hardly cares about anything and the service quality is pathetically poor. Breakfast option and quality is below average. Please don’t fall prey to the pictures posted. The exceeded all expectations. The rooms were spotless, spacious, and very comfortable. The staff was extremely polite, friendly, and professional, always ready to help. The food was delicious with great variety, and hygiene standards were excellent. The location is beautiful, peaceful, and perfect for relaxation. Overall, it was a luxurious and memorable experience. I would definitely visit again and highly recommend this place to everyone
“Good enough for its price”
The rooms are large, the staff are friendly—especially Parameshwar Thakur at reception—and it’s a walking distance to Ashwem Beach (about 250‑300 metre, roughly another property). Mandrem and Morjim are nearby, and Aarambol is 3‑4 km away. The location is peaceful. The room has an iron, a nice balcony, good Wi‑Fi, and a reasonably sized swimming pool. It’s a good value for the price. However, a little maintenance is needed: I killed a spider in the room (unavoidable given the trees/shrubs), there’s no cable on the TV, the reception at the entrance is makeshift (just a guard cabin, no room), and the staff are freelancers without uniforms, though they’re friendly and helpful. The dining area is also makeshift.
