The location was perfect for our plans, and I even helped two guests move to another room when a triple booking happened and they had no transport and were short on time. The bed was uncomfortable, the TV in the room was too small to use, the electric went off but luckily someone was still there working on another room. There were no cups or coffee‑making supplies, and no towels, so I had to find a cleaner. The room pictures were nothing like what we actually saw.

Nothing very dated, scruffy not clean. Poor state of bathroom, toilet seat dirty broke, sink filthy hairs in there, shower dirty, floor full of hairs Cold room bed springs coming out, very uncomfortable

The room was decent. However, there was no doormat and the radiator wasn’t working.

“Lost all the money we spent for the stay and booking.com will not refund the amount we paid.”

Nothing. Everything. Booked room #5 for the night of 9/26/25. went there and the room was inhabitable. There were no beds setup or anything else. Called the property seven (7) times leaving messages to please call back and come to the property to help us stay in a room. No answers. Had to last minute that evening book another hotel. Peebles property has not answered any of my online messages to get a refund nor answered to acknowledge we should get a refund. Booking ,com will not refund the full amount until the property responds to them. So I have lost at this point all the money I paid for the property (Peebles house #5) and had to pay extra for another hotel that night. Not a good situation for the consumer

The room is wide, clean, and the bed size is adequate. The bath device only supplies hot water, no cold water, and it can’t be operated. The toilet water pressure isn’t good enough.
