The room was spotless and the bed was comfortable.

The spot is great, right off the Via Francigena, and the bathroom was clean with lovely linens. The bed was good, and Maria was friendly, quick to reply, and let us stash our bags until later. We liked that. The AC just didn’t cool properly.

The private room was clean, modern, and comfy. The location and overall stay were good, but a few issues stood out. The listing omits key details: there are three private rooms with a shared kitchen and common area. Access is via codes sent on WhatsApp on arrival; you won’t see the manager. If you don’t use WhatsApp, have the wrong number, or lack mobile data, you could be stuck. Showing up alone at the address probably won’t get you in. The description says guests get an Italian breakfast with fresh pastries and that breakfast EU 0.10 is optional, yet what arrives is a couple coffee pods, a few jams, and packaged grocery‑store bread that’s mostly inedible. The listing should drop any reference to breakfast; what’s actually offered is far below what the description promises.
