Close to the parking lot and the cable car station. However, there were no desks or shelves, so nothing could be placed.

Aside from being a few minutes from the Orvieto funicular, everything else was very unpleasant. There were no glasses, no teapot, nor coffee maker as listed in the description. The note that we would use the bed and sofa bed was not read or considered, leading to an unpleasant exchange with the owner. The problem wasn’t the extra €5 fee, but the unacceptable reaction and remarks from the owner claiming we had discussed it by email when that never happened. Moreover, since this “studio” is physically separate from another B&B she operates, cash payment on arrival was demanded, which was not mentioned or indicated in the listing. There are many other accommodations in Orvieto that should be preferred.

The accommodation was very well cared for and clean. The location was extremely convenient in the center and near the Via Roma parking. The layout is good, with a separate lounge area from the bedroom that can offer privacy or an extra bed. Nothing else.

The place sits right next to the funicular and the rest of Orivieto, and the private front door keeps it quiet. They cleaned the apartment daily if you wanted, and there were no complaints.
