Great location, everything is close by, you’re entitled to breakfast, they’re attentive to cleaning, the bed was very comfortable. I would have liked to bring it with a very good service, thanks for everything 👏. The air conditioning doesn’t work well and there’s no colder temperature setting.

I never got to stay there because the owner behaved in a very greedy and immoral way. The owner was a greedy, inhumane person. We had a reservation from Thursday to Monday, already fully paid. Check‑in was allowed at 20:00. We informed the owner of our arrival at 23:55 (knowing that the first day would be lost) and the owner confirmed that we could check‑in from Friday. The day before departure the owner told us that “by the rules we absolutely cannot stay with him” – he cancelled our stay and kept the money. I think a normal, human reaction would have been to allow us to stay from Friday as we had planned, but the host showed no moral backbone and we were forced to book elsewhere. I do not recommend this place at all. Adding to the situation, a friend who stayed there complained that the host raised the price halfway through the stay, repeatedly entered the room and asked us to clean up messes (things that should be addressed at the end of the stay). This is not a place for people with weak nerves.

The whole place is a mess, stinking everywhere, especially in the bathroom. The air‑conditioning doesn’t work, the bed is full of springs and you can’t sleep there. I paid 159 euros and they didn’t give me a refund. Everything smelled awful.

I liked that the property is a few streets from the Vatican and the Ottavia area. The room was a decent size with a nice big window, and they provided a fan. The fixtures were basic and cheap; the bedside shelf was loose and the keysafe was broken. I accidentally pulled the curtain down and they couldn’t fix it that day (understandable). They gave a few sachets of shampoo but no soap.

The hotel is in a nice area full of services such as restaurants and shops, next to St. Peter and close to the Ottaviano metro. The building offers a good value for money. The room was functional with a comfortable bed. I appreciated the immediate WhatsApp response to every request, like swapping a slightly high pillow for one that fit me perfectly. Every request was answered right away. The bathroom is a bit dated but has no major issues.
