The hosts Colin and Lisa were the perfect caretakers, and their breakfast hit the mark. We usually book our stay for the Coldstream Civic week well ahead, but this time we had to wait on hospital appointments, so it was a last‑minute reservation. The only downside was that the guest house sits in Kelso, 8 miles from Coldstream, yet it was still the most pleasant place to stay in the area. The room was spacious, immaculately clean, and one of the best beds I've ever slept in. If you’re walking or cycling around the Borders, this spot is ideal, and we’d definitely come back. M&W

Colin & Lisa who own the guest house are a really nice, down-to-earth couple, nothing too much trouble. We were left to come and go as we pleased. The house is spotlessly clean. Our room (No.4) was very spacious with twin beds, large bath &over shower. The location is great, lots of small shops and cafes 2 minutes’ walk away. Would defiantly recommend Breakfast was great, all you could ask for and well cooked

We stayed for the Kelso races, which were only a five‑minute taxi ride away. The B&B sits right in the heart of the square, with a couple of restaurants and a pub directly across. The rooms are very spacious, warm, and comfortable. Pre‑ordering breakfast the night before is a great idea; the morning meal was fantastic and had everything you need. The hosts were welcoming and attentive.
