The location worked well, and the elderly host was kind, friendly, and helpful. Unfortunately, the room had an unpleasant toilet odor, and there was no window or ventilation. The room itself was so small you hit your head on the opposite wall when you sit down. The shower cubicle was actually in the bedroom, not the bathroom, and a curtain outside the cubicle was used for modesty. Breakfast was advertised as included, but upon arrival the host said they no longer served it, so be aware.

My husband and I stayed at Livadia House while visiting family in Bexhill. Because we booked late, we found this place offering great value and proximity to our relatives. Natalie and John were the most lovely hosts—friendly, accommodating, and they gave excellent recommendations for local activities. The room was cozy, making it ideal for couples, especially since the main room had a shower and a small bathroom, which didn’t bother us. We arrived after the original check‑in time, and Natalie welcomed us and handled the check‑in, which we truly appreciated. The only issue was that the listing claimed air conditioning, but the blue room we stayed in didn’t have it; a fan could have been provided if needed. Also, we found it hard to fill water bottles in the small bathroom sink, so smaller cups would be helpful.

The house is close to town. Natalie & John were amazing hosts who went out of their way to make me feel at home. The private entrance added to the comfort.

The house was cozy, and the wonderful host cooked a delicious breakfast while sharing detailed information about local sights and attractions. Parking was available, and the location was a very short drive from the historic St. Leonards On Sea Beach. I highly recommend it!
