The restaurant is absolutely excellent. Nothing negative.
“Consiglio per chi non ha grande pretese.”
The staff were welcoming, the bed was comfortable, the breakfast was great, and it’s very close to the city center and convenient for the FS station (14 minutes on foot). The shower head was a little clogged with limescale, otherwise everything was fine.

The property is in an excellent location, near the center, clean and comfortable. You can park your car on the street in front thanks to a ticket issued directly by the reception. Breakfast is excellent and complete, the attached restaurant is welcoming with a nice garden, the staff are very friendly and the food is delicious. The building feels a bit dated, but the stay was excellent.
The room was clean and in perfect order. The soundproofing was good. The location was off‑center but close enough to the city center to walk there with a short stroll. The staff were friendly and helpful. The scent of the cleaning detergents used in the room was a bit too strong and lingering. The AC remote batteries were dead and the mini‑fridge was a bit noisy.
I used it as a base to visit Perugia, Assisi, Spoleto and other cities; the price was very competitive. The room was clean, had a TV, fridge, air‑conditioning, and the staff were very kind. Breakfast was ordinary with sweet and savory items. The parking: the spots that can be used with the pass were almost always occupied, the free blue spots were available from 8 pm to 9 am, but after dinner it was hard to find one. Otherwise everything was okay.
