1. The spot is super convenient—just 7‑10 minutes from Kasai Station, and there’s a 30‑minute shuttle from Haneda Airport that costs 1200 yen per person, so it’s a solid choice. 2. The staff were friendly and gave me a guidebook in English, Chinese, and Japanese with all the facilities and codes. 3. There’s a laundry in the hotel, which is great. 4. There are loads of restaurants and shops nearby, many open 24 hours. 5. The room was clean. 1. A downside common to all Livemax hotels is that the windows can’t be opened, so if you pick a smoking room you can’t open the window for fresh air, and even in a non‑smoking room the air feels a bit stale. 2. I’m not sure if breakfast is included, but with so many nearby restaurants breakfast won’t be an issue.

The place is right by the station, but two of the five buttons on the pajamas were coming off.

The breakfast was a Tully’s coffee for 700 yen, and it was tasty.
