The location was really good, close to Chiang Mai Gate, convenient for dining and shopping, and the staff replied to my messages at night; the facilities were complete. Hot water was intermittent, sometimes cold, sometimes hot, with low pressure, making it hard to take a proper shower.

The place was great: very spacious, with both an open patio and a balcony overlooking the street below, a table outside that seats four for a meal prepared in the small kitchen, and it was very clean and a delight to stay at. I was in the top floor unit, the third floor, only accessible by stairs, but that wasn’t too bad.

The location was spot‑on, the staff were excellent, friendly and efficient when handling issues. The accommodation was spotless, and the open kitchen and terrace were a pleasant surprise; spending time on the terrace each day with a breeze and a view was a joy. I’ll definitely return to Chiang Mai and choose this spot again.
