“Good modern hotel, but because of what’s happening outside and the price we won’t be coming back”
The hotel’s location lets you stroll nicely, is 15 minutes from the old town and just a minute from the bus station; the rooms meet an acceptable standard and have windows you can open. Breakfast options nearby are good, so we skipped the hotel’s pricey and poorly reviewed breakfast. The reception staff were helpful, friendly, and approachable. However, the place is noisy, not what you’d expect from something off the beaten path. Corridor carpets are heavily stained; while the corridors are nicely decorated, they feel dirty. A complimentary bottle of water would be nice, but instead the fridge is stocked with drinks you have to pay for. The rooms are small, forcing you to unpack your suitcase right away, and storage is limited. The TV only offers a handful of Spanish‑speaking channels, with no English‑speaking channel for morning TV. During the day, many men hang around outside doing nothing—grown men chain‑smoking, staring at phones, or lying on benches. Apparently they’re refugees working with Tabakalera Art House on an integration project, but it doesn’t feel safe, though no one approached us and they’re gone by night.
The location was great, with easy access to the bus station and most attractions within walking distance. The bed was huge and comfortable, and the bathroom facilities were fantastic. I would definitely return and stay here again. Honestly, I can’t think of anything I didn’t like except having to leave.

This is a very pretty hotel in an old tobacco factory, with very pleasant duplex rooms. It’s a bit out of the way, a few dozen minutes from the concha, and there’s a public parking lot nearby (the train station parking). The price‑quality ratio is poor; San Sebastian is an expensive city, but the price is far too high for the quality provided (room, accessibility, location, etc.).
The location was a downside.

The staff were friendly and helpful, the room was large and clean, there was a good selection of food for breakfast, and the room had air conditioning. I stayed in a ground‑floor room with a big high‑up window that didn’t let in natural light at night and couldn’t be opened. Breakfast items weren’t replenished when they ran low or ran out.
