“Would definitely book again!”
The room was clean and comfortable, and the kitchen was nice with everything labeled by room number. The host was very friendly.

The room was nice with a private bathroom, clean and quiet. The shower lacked storage like a caddy or shelf for toiletries.

Keypad access worked, and I was upgraded to room 4 upstairs front. The room was very large, modern, and spotless, with plenty of storage, USB sockets, and fast, reliable Wi‑Fi. There was ample on‑street parking, and a 10‑minute walk to shops and city centre; Aldi and the retail park were a two‑minute drive. The other tenants seemed to be mostly long‑term, possibly young professionals or postgraduate students—quiet but friendly. The kettle in the room was a bonus. The kitchen was clean with two sinks, two ovens, and a double cupboard, plus many utensils by the breakfast bar (though I didn’t use them). Bins outside the back door had mixed recycling, so better labeling might help. I’d stay again but would prefer a room three off the kitchen at the back for a cooler, quieter spot. The only downside was that access details were only given late on the morning of arrival, which made me a bit anxious. The paint in the ensuite could use touch‑ups, and a slightly larger bathroom cupboard would be nice. Only two small bay windows opened, so on a hot week at the end of June the room never dropped below 25 °C; it was breezy enough to sit at the desk, but sleeping was a struggle. Air‑conditioning or at least a fan would help (the host offered a fan). Like many places in the UK, hot‑weather provisions are limited. The duvet felt too thick for summer, and the mattress and pillow protectors needed washing when I stripped the bedding. Minor tweaks could turn this into a 10/10.

The place was clean, but overall it was good.

The spot was close enough for us to stroll to the city centre, and the room came with the basics and a decent kitchen. Justin handled all our questions quickly and was friendly and ready to help, even pointing us to the right contact for maintenance. On the downside, we now see that we paid for exactly what we got: the building is an HMO, the place looks worn out, and the photos online were misleading—everything needs a makeover. The mattress is gone, with no support at all, though Justin promised a replacement. The bathroom is tiny, cleverly set up for a closet‑sized space, and you might hit your head on the cabinet above the sink if you’re not careful. The automatic bath‑closet light and fan run on a proximity sensor but lack a manual off switch, staying on for 12 minutes after the last movement, which is a real nuisance at night. Add to that a sliding door that won’t stay shut, and you get a perfect storm. When we tried to use an oven, the domestic outlets lost power across the whole property because the long‑term tenants had wired the oven to trip the mains breaker for the plug outlets. This is a safety concern that needs urgent attention—high‑power appliances should have a dedicated circuit with a properly rated breaker. The wiring can’t handle such a load and could pose a fire risk. I hope Justin takes this seriously; he was a good host overall and offered a free night later for the inconvenience, but we’re not taking it up.
