The place was clean overall and the heating worked well. Towels and beds were fresh, pillows fluffy. But it had a smoky smell. The heater was in the living‑room area outside the bedroom, not inside. The weekend rate felt overpriced for what we got.

The bed wasn’t made when we arrived, the shower water wouldn’t come out and the toilet wouldn’t flush. On the bright side the room was spacious, the staff were friendly, and we could see Ararat!

The garden is beautiful and spacious, and there’s a dog‑enclosure for guests traveling with pets. Plenty of room, well‑maintained with large trees, inviting you to sit and enjoy the quiet. Ararat is clearly visible and the evening atmosphere from the terrace is stunning. Everything is tip‑top.

The staff were friendly and helpful. There were no mosquito nets on the windows, but they offered a spray as an alternative, which was pretty good.

The bed was terrible.
